[00:03]: was doing this was not a plan this was
[00:06]: born out of sheer fear I just knew I
[00:09]: need to communicate to P somebody about
[00:11]: something and hopes that somebody runs
[00:13]: into my material at some point it's
[00:15]: going to click this is the unfortunate
[00:17]: thing entrepreneurs do they just
[00:18]: underestimate the effort required to
[00:21]: actually get success I just throw myself
[00:23]: into it dude and try to do 10 times more
[00:25]: than everybody else and this is where
[00:27]: people should start so becoming known
[00:29]: was the best thing I ever did for my
[00:30]: business it allowed me to scale my
[00:32]: business but also allowed me to increase
[00:34]: my income exponentially which then
[00:36]: allowed me to make better Investments
[00:39]: and I learned all of this about five
[00:40]: years ago from uh one individual who I
[00:43]: read his book and saw him at a
[00:44]: conference and just started following
[00:45]: all the stuff so that is Mr Grant
[00:47]: Cardone he is a the number one sales
[00:48]: trainer in in the world New York Times
[00:50]: bestselling author media Giant on social
[00:53]: media YouTube all that stuff but he's
[00:55]: also a Real Estate Mogul I'm an investor
[00:57]: in one of his funds actually he has $4.5
[00:59]: billion in assets under management right
[01:00]: now and uh runs you know 16 plus
[01:03]: businesses and then also really cool
[01:05]: thing he has a foundation that helps
[01:08]: provide Financial education to atrisk
[01:10]: youth so thank you so much for being
[01:11]: here Grant really appreciate appreciate
[01:13]: you being here man and and uh your story
[01:14]: you know it's exciting to hear that you
[01:17]: went to an event and you're one of those
[01:20]: people in the room that actually
[01:21]: something happened yeah you know and you
[01:23]: responded to it and and uh I I know I've
[01:25]: been to things like this before listened
[01:27]: to an audio program or read that like
[01:30]: the cover of a book yeah like shifted me
[01:33]: to think different and to become
[01:35]: something you know different than what I
[01:37]: was yeah and you talk a lot about this
[01:38]: you said back in the day you had tapes
[01:41]: yeah you were listening to the same
[01:43]: tapes and just changing your inputs
[01:45]: right yeah well I had to replace the
[01:47]: tape the the the the recording that was
[01:49]: going off in my head you know
[01:52]: um with some new training and
[01:54]: information I didn't have anybody to
[01:56]: teach me or Mentor me this is pre-
[01:57]: internet you know pre phones um um
[02:00]: couldn't there was no audible there was
[02:02]: no downloads so we would buy I bought a
[02:04]: set of it was a betamax uh VHS betamax
[02:09]: big giant tape set you had to go buy
[02:11]: another three or $400 program or uh
[02:14]: machine to to play them and I would
[02:16]: watch those videos every day I paid
[02:18]: $3,000 back then that'd be like 12 Grand
[02:21]: today wow and other people thought it
[02:24]: was a scam like I remember a guy named
[02:27]: Bobby Brown that I work with
[02:29]: surprisingly enough that was his name
[02:30]: before Bobby Brown was famous but Bobby
[02:32]: Brown was the manager and he says dude
[02:34]: that's a scam that guy's making money
[02:36]: you're not going to make any money that
[02:39]: those tapes were worth hundreds of
[02:41]: millions of dollars to me because it
[02:43]: literally got me on the path from being
[02:45]: broke to having Direction and some
[02:48]: confidence and at least a Playbook yeah
[02:51]: cuz i' had been up to that point i' had
[02:52]: been basically going to work every day
[02:54]: without any kind of real direction or
[02:57]: sense of what do I do when XY Z happens
[03:01]: yeah and what's crazy is you know like
[03:02]: we talk a lot about people having that
[03:04]: shift sounds cliche at this point but
[03:07]: that's why you invest heavily in these
[03:08]: businesses I mean in these events right
[03:10]: 10x uh growth conon is is bigger than
[03:13]: ever it's not backing down like it's
[03:14]: getting bigger and so you know but what
[03:17]: I wanted to do today was like hey let's
[03:18]: get into the marketing stuff in terms of
[03:21]: how you grew those businesses what your
[03:22]: advice is to other businesses and then
[03:24]: and what we'll do to wrap up is like now
[03:27]: that we're making more money how should
[03:28]: we properly invest it because we talked
[03:29]: a little bit before the show like
[03:30]: there's a lot of conflicting advice out
[03:32]: there on on investing cool so going back
[03:35]: I just want to go real back real quick
[03:37]: 16 years we looked on YouTube last night
[03:39]: I go on YouTube I pick oldest video yeah
[03:41]: 16 years ago you started making videos
[03:43]: on YouTube so that's what years 2008
[03:46]: 20078 crash was happening exactly you're
[03:49]: talking about real estate and you were
[03:51]: talking about business and stuff like
[03:52]: that how many views were on that video
[03:53]: do you know you remember uh the first
[03:55]: one has more cuz I think people watched
[03:56]: the first but a lot of them just had
[03:58]: thousand views 10,000 views yeah and
[04:00]: then once in a while you get something
[04:01]: bigger but yeah I just want to know man
[04:04]: 2008 this is like pre- influencers yeah
[04:07]: oh yeah a term yet nobody's talking
[04:09]: about content creation content marketing
[04:12]: none of that was right what inspired you
[04:14]: to go and start making videos on the
[04:16]: internet so um you know it's interesting
[04:19]: you say that because influencer wasn't
[04:21]: around like people didn't even know what
[04:24]: an entrepreneur was really entrepreneur
[04:26]: back then me you were out of work there
[04:27]: was even a joke a bad term totally it
[04:29]: was bad term if you were a guy in a club
[04:31]: in a bar and you told the girl you're an
[04:33]: entrepreneur she's like oh he's a dead
[04:35]: beat like and the term influencer did
[04:38]: not exist let's see what did not exist
[04:40]: then Instagram did not exist Facebook
[04:42]: didn't exist YouTube was brand new and
[04:44]: nobody knew what to do with it um there
[04:47]: was no concept of viral videos that term
[04:50]: did not exist okay uh this is crazy
[04:53]: because network uh what was it called
[04:55]: what what's some of these other terms
[04:56]: network marketing NK well that was
[04:58]: around right and it was taboo um
[05:02]: crowdfunding did not exist yeah you know
[05:05]: phone look phones were just literally
[05:07]: coming out like you could not you could
[05:08]: make a phone call but you couldn't
[05:11]: download a real did not exist a live did
[05:14]: not exist like I'm just think about all
[05:16]: Audio Apps did not exist right so when I
[05:19]: saw what happened was 2008 back to your
[05:21]: question the economy had crashed I had
[05:24]: two companies and a real estate company
[05:26]: yep the two companies went from making
[05:29]: about six or seven million bucks a year
[05:31]: to like on life support maybe a million
[05:34]: dollars yeah and like literally got
[05:37]: destroyed because of 2008 the real
[05:39]: estate I owned I think at that time 234
[05:42]: units this
[05:43]: 2008 I owned 230 units a shopping center
[05:48]: um I just sold 2200 units in Tucson and
[05:51]: this is in California you were living in
[05:53]: California yeah I was living in
[05:54]: California and sold the port sold the
[05:57]: Tucson portfolio made a little money
[05:59]: there there downsized everything into
[06:02]: San
[06:03]: Diego
[06:05]: and 2008 bam crash
[06:09]: hits uh my two the first two businesses
[06:12]: were failing that's where I got my money
[06:13]: from and then I would take the money
[06:15]: from those business the first two
[06:16]: businesses and buy real estate well you
[06:18]: couldn't buy any real estate in 2009 and
[06:20]: 10 you couldn't get a loan yeah and so
[06:23]: everything was on freeze like and I'm
[06:25]: sitting here dying dude like you know
[06:27]: the most of our business with was with
[06:30]: car dealers half of the car dealers in
[06:33]: America there was 20,000 9,000 of them
[06:35]: went out of business literally in a
[06:36]: period of I don't know 15 months
[06:39]: Devastation I told my wife I said we're
[06:41]: going to go broke I was newly married
[06:42]: just uh we had a baby on the way and I
[06:45]: said this we're going to go broke dude
[06:46]: I'm telling you we're going to go
[06:47]: bankrupt so the the crazy thing is the
[06:50]: bank I owed a bank $58 million they
[06:54]: failed wow new bank comes in and calls
[06:57]: the loan cuz everything was in default
[06:59]: now
[07:00]: now and
[07:03]: uh I'm sitting here a guy named Gavin
[07:06]: visits my office and he says you should
[07:08]: get on Facebook and YouTube yeah and I'm
[07:11]: like get the F out of here dude I don't
[07:14]: have time for that I'm I'm here I'm
[07:16]: freaking sitting here drowning right
[07:19]: I've literally booted him out of my home
[07:21]: office the guy W leaves I can hear the
[07:23]: gate closed and I hear myself say you're
[07:26]: so negative you're such an old man okay
[07:29]: now at that time because I'm thinking
[07:31]: like an old guy like I don't have time
[07:32]: for that just rejected the idea
[07:35]: immediately and that is what kind of lit
[07:38]: the the light the bulb the bulb went off
[07:40]: and said you just sound like some old
[07:42]: guy rejecting the concept of a new idea
[07:46]: yeah and that has always been a warning
[07:49]: to me and so what I did was I
[07:51]: immediately that day started a Facebook
[07:53]: account and a YouTube account okay
[07:54]: myself I went in there and just figured
[07:56]: out how to do it which was daunting by
[07:58]: itself and the videos actually pretty
[07:59]: good like the quality you could hear you
[08:01]: like I don't know if you knew anything
[08:02]: about video D we knew there was no team
[08:05]: I had three people on my team we have a
[08:07]: thousand employees today yeah so we had
[08:09]: you know back then I had no clue what I
[08:12]: was doing none I just knew this was free
[08:15]: I had no money free attention it was
[08:18]: free attention and and I needed
[08:19]: attention because I was in one sector
[08:22]: right no one knew me and this is when I
[08:24]: started understanding the problem I had
[08:26]: created was I was too dependent upon too
[08:29]: small
[08:29]: audience there's a warning to everybody
[08:32]: listening like you can have a good thing
[08:34]: if you are dependent upon your audience
[08:36]: you will know it you will know it when
[08:39]: you start to feel resentment toward the
[08:41]: customer that is actually paying you
[08:43]: like if you've ever like there's a big
[08:45]: car convention in town 15 years ago I
[08:48]: resented these car dealers because I was
[08:50]: dependent upon the car dealer yeah and
[08:53]: and I needed their money so bad and so
[08:56]: when they pay
[08:57]: me um it was a weird kind of phenomenon
[09:00]: but when they paid me I was like they
[09:01]: were never grateful never happy about it
[09:03]: I never gave them enough value they
[09:05]: always wanted a deal they you know and
[09:07]: and so I I would resent the business it
[09:10]: wasn't because of them it was because I
[09:12]: was dependent upon them and I knew that
[09:14]: and that's a good thing because I
[09:15]: noticed a lot of people who we see at
[09:17]: these events that we coach and Mentor
[09:19]: they're mad at their the people that
[09:21]: refer them business they talk [ __ ] about
[09:22]: the customer ex the the people that send
[09:25]: them deals the builders all these kinds
[09:27]: of things it's almost like a tell it is
[09:29]: that you don't have enough customers you
[09:31]: don't have enough business right and so
[09:33]: that's a great Point um so then you
[09:35]: started doing this stuff the content and
[09:38]: and at what point did like you say okay
[09:41]: I'm going to flip the switch and go big
[09:43]: cuz you know in 10x like rule when
[09:45]: you're talking about that you were doing
[09:46]: media you talked about just the volume
[09:48]: of output that you guys were doing even
[09:50]: back then 10 years ago yeah but but
[09:52]: there was no plan here right so there
[09:53]: was just there was just you know you
[09:56]: said something we when we sat down today
[09:58]: about you guys are built different yeah
[10:01]: and this was all fear-based like there
[10:04]: there there was no intelligence here I
[10:07]: know I don't want anybody to think oh
[10:08]: Grant Cardone had this idea that he was
[10:10]: going to become a
[10:11]: marketing
[10:13]: um whatever phenomen on the internet
[10:17]: like this was not a plan this was born
[10:20]: out of sheer fear like I need to
[10:23]: communicate to somebody about something
[10:25]: and hopes that somebody runs into my
[10:27]: material and I just knew that I had no
[10:30]: one knew me and if no one knows
[10:34]: you if you're if you're the Tarzan of
[10:37]: the Jungle and you're by yourself you're
[10:40]: just okay big deal nobody knows you
[10:42]: there there's no nothing going on and I
[10:44]: was this giant in a small industry and
[10:47]: when that industry failed I could I
[10:49]: couldn't take care of my family yeah so
[10:51]: it's like uh visibility beats ability
[10:53]: yeah exactly like you could be really
[10:55]: good at that one thing but it doesn't
[10:57]: matter best known beats best and and
[10:59]: that's what I wasn't spending money in
[11:01]: advertising we weren't buying ads uh we
[11:04]: we knew no one knew me outside of the
[11:06]: industry there was me and another guy in
[11:08]: this one in the automotive industry that
[11:10]: were kind of the the leaders he spent
[11:12]: more money than I did I spent no money
[11:14]: on Advertising I was buying real estate
[11:16]: yeah and he would he would double down
[11:17]: his business so he was always a little
[11:19]: bigger than me that makes sense so then
[11:21]: and then one thing like when I said
[11:22]: built different you know it's not not
[11:25]: really uh it's kind of like when I would
[11:27]: see all the things you do and how they
[11:28]: get big and bigger you're like I'm going
[11:30]: to do a fund all of a sudden there's
[11:32]: billions of dollars in this fund it
[11:33]: ain't like this is not small boy stuff
[11:35]: you know what I mean like so I feel like
[11:37]: but it all started out small Right
[11:39]: started off just one deal right yeah
[11:40]: yeah so it started out you know started
[11:43]: out one industry you know and then we
[11:45]: took it and just today we're probably in
[11:47]: I don't know 30 30 or 40 Industries
[11:49]: today yeah and I think this is the
[11:50]: problem people have a you know they look
[11:51]: at people like yourself and they're like
[11:53]: I want to do what Grant's doing I want
[11:54]: to do this they want to go have a jet to
[11:57]: they want the plane today you know but
[11:58]: like let's go back to what you were
[11:59]: doing then and you're posting videos and
[12:01]: trying to buy you know trying to get
[12:02]: known in your market and trying to get
[12:04]: know off out of my home yeah okay we had
[12:07]: three employees all of which except for
[12:09]: one of them
[12:10]: was useless no Rolls-Royce no nothing
[12:14]: there was no rolls bro you kidding me
[12:15]: there was an old Hummer it was a it was
[12:17]: a eight-year-old Hummer um the there was
[12:21]: no office there's no Grant Cardone
[12:23]: there's no logos there's no 10x there's
[12:26]: no books uh there's no plane I'm flying
[12:29]: commercial yeah and I'm flying coach I'm
[12:32]: not asking anybody to feel sorry for me
[12:33]: or cry but like you know even when I'm
[12:37]: making a couple million bucks a year but
[12:39]: I'm not spending it yeah I'm burying all
[12:41]: of it in real estate which you can't get
[12:43]: to you can't get to the money it's
[12:45]: locked up it's locked up uh I'm you I'm
[12:47]: trading Marriott points to stay places
[12:51]: I'm traveling 250 days of the year
[12:54]: knocking on doors cold cold doors trying
[12:57]: to build a business I still I still a
[12:59]: lot of that stuff today yeah right so we
[13:01]: come to Vegas I'm doing this event
[13:02]: tonight speaking at this the dinner
[13:04]: tonight but we then we start stack it
[13:07]: with a bunch of other stuff around it
[13:08]: right so that we're not you guys packed
[13:10]: the whole day today yeah exactly so
[13:11]: we're not depending on one thing and
[13:13]: this is the unfortunate thing
[13:15]: entrepreneurs do they just underestimate
[13:17]: the
[13:18]: effort required to actually get success
[13:22]: yeah and then once they get a little bit
[13:24]: then they take off I didn't anytime I'd
[13:26]: get a little something going I just lean
[13:28]: into it yeah and try to get more out of
[13:31]: it and you talked like I mean I know you
[13:32]: had a history with drugs and then you
[13:34]: got over it but like now your drug of
[13:36]: choice is this right success 100% you
[13:39]: know I put the switch on the on the
[13:41]: rather than using drugs I'm like okay
[13:42]: I'm going to go use work which I think
[13:45]: you know a job is just a really
[13:48]: really very important thing for people
[13:50]: to have I've seen people I was writing
[13:52]: uh I was writing a post on X this
[13:55]: morning about you know when you when
[13:57]: somebody loses their post or their job
[13:59]: or their purpose D they decline so their
[14:02]: health declines their mental abilities
[14:03]: decline they get envious and jealous of
[14:06]: other people and so I just pushed all
[14:08]: that energy that I had that problem I
[14:10]: had with drugs and pushed it into to
[14:12]: becoming a good salesperson and then a
[14:14]: good manager and then a good coworker
[14:16]: and then I started learning about
[14:18]: Finance in the Auto industry became you
[14:20]: know just obsessed with that yeah and
[14:23]: then I just throw myself into it dude
[14:25]: and try to do 10 times more than
[14:27]: everybody else and uh and it works
[14:30]: that's it it's gonna work some at some
[14:32]: point it's gonna click yeah and I think
[14:34]: a lot of people if you're on that
[14:35]: Journey like you know you you just need
[14:37]: to do more you know a lot of times
[14:39]: people are like what do I do and they'll
[14:41]: tell us what's working why don't we just
[14:43]: do more of that you know what I mean
[14:44]: like I'm doing content and then if I
[14:47]: showed you how much content produce I
[14:49]: know what you're going to say you need
[14:50]: to do more like you need to push out
[14:52]: more content and uh cuz it's working
[14:54]: right so it's just a matter of ramping
[14:55]: it up so uh right now when you're
[14:58]: looking at the future and you guys are
[15:00]: still I mean you got Studios you got I
[15:01]: think you just launched a TV show y y TV
[15:03]: network yeah TV Network and and all
[15:05]: these different things in the media
[15:07]: space right are you still looking at
[15:09]: media as a big opportunity as we're in I
[15:12]: mean you know 15 years later yeah look I
[15:14]: mean you know uh I we 16 million people
[15:17]: follow me we think there's another 10 10
[15:19]: times that maybe eight to 10 times that
[15:21]: that know my name yeah on social
[15:23]: platforms but how many people live in
[15:25]: India 1.3 billion billion yeah yeah I
[15:28]: mean nobody knows me
[15:29]: yeah you think about worldwide what was
[15:31]: America 300 and something million people
[15:33]: yeah 330 million people that are you
[15:35]: know you know they
[15:37]: are have obesity and yeah and and and
[15:41]: like completely like many of which are
[15:44]: given up on the whole game like there's
[15:46]: other countries that are like completely
[15:50]: committed to the bag and the game and
[15:52]: success even more so than Americans
[15:54]: today so you know our goal is to get to
[15:57]: educate people around the world through
[15:59]: entertainment but the Channel's 10x
[16:01]: Studios on YouTube and we're producing
[16:05]: four TV shows there this year uh real
[16:07]: estate King undercover billionaire
[16:09]: behind the scenes uh how to get rich in
[16:12]: America what's the other one Jared a
[16:14]: rise and fall of American companies
[16:15]: where I tell people okay this is what
[16:17]: they did right this is what they did
[16:19]: wrong um the Great American speak off is
[16:22]: a fifth show we're working on looking
[16:23]: for the next great yeah I saw an email
[16:25]: from Pete Vargas on that yeah um and
[16:28]: there's one other Jared what are we
[16:29]: working on there was one other show
[16:31]: we're working on whatever it takes oh
[16:33]: yeah I'm bringing back another show
[16:34]: called whatever it takes and turnaround
[16:36]: King so we got that happening this year
[16:38]: yeah uh because because people want to
[16:40]: be entertained I mean that's not going
[16:41]: to go away yeah and education's failing
[16:45]: people so if we can combine
[16:47]: entertainment and education and start
[16:49]: telling stories about entrepreneurs that
[16:51]: have been successful that
[16:53]: maybe uh CNBC won't cover yeah you know
[16:56]: your story is going your story would be
[16:59]: a very compelling story to tell to
[17:01]: people how you actually made it yeah and
[17:03]: that's what I found is my kind of Rags
[17:06]: to Riches or whatever and it's not that
[17:08]: crazy I mean many people have had a
[17:10]: similar story but that's my number one
[17:11]: asset in marketing you know what I mean
[17:13]: like I talk about that story and people
[17:15]: want to work with you yeah and so it's
[17:17]: just about putting it out there so you
[17:18]: know when you talk about um you know
[17:21]: putting out so much media and you guys
[17:22]: are doing it at this high level like
[17:24]: what's the goal the goal is just to get
[17:26]: more attention just become known to even
[17:27]: more people than you already are and
[17:29]: then then is that and then is it you
[17:31]: have the goal is to get more people to
[17:33]: invest in the funds or is it or is it
[17:34]: just to get the attention no number one
[17:38]: you know when I'm going to go back and
[17:39]: and say 2008 9 and 10 there was no plan
[17:42]: in 2020 there was still no plan oh
[17:44]: really no like four years ago in fact
[17:47]: four months ago there was no plan so at
[17:49]: the end of 2023 we still didn't like
[17:51]: just keep doing what we were doing
[17:53]: dumping lots of content but in
[17:56]: reality we have failed
[17:59]: as a
[18:01]: company compared to what the
[18:04]: Strategic um way to drop content in
[18:08]: right yeah like you do an interview like
[18:09]: you you're similar to me I'm I'm just
[18:11]: going to do the interview right but we
[18:12]: missed all the thumbnails we missed yeah
[18:15]: the the the the uh the big p the the big
[18:18]: clickbait stuff you know the titles and
[18:21]: we just go into a lot of stuff I'm we're
[18:23]: going to stop doing that this year yeah
[18:25]: and we're going to get much more what's
[18:27]: the word intention
[18:29]: intentional about the videos about the
[18:31]: content um that's why we're pushing
[18:33]: everything off my YouTube channel onto
[18:35]: 10x Studios yeah you talk about
[18:36]: thumbnails Mr Beast they test like 200
[18:38]: thumbnails like before they yeah I mean
[18:40]: I've never tested 200 but and um but
[18:46]: that being said it has worked I mean
[18:47]: we've raised one point almost $1.3

[18:59]: download would you say that the
[19:01]: investment in your personal brand has
[19:03]: been your the highest Roi I mean not I
[19:06]: or is this real estate now right as
[19:07]: you've got into the
[19:09]: fund well all the businesses work
[19:12]: together there's not a business that you
[19:14]: know they all sit on a hand so if I move
[19:17]: my pinky my thumb's going to respond
[19:19]: they're not these businesses aren't
[19:21]: separated so uh 10x right if I'm rocking
[19:25]: 10x 10x Health also benefits yeah uh
[19:27]: cardo and Ventures benefits right
[19:31]: so you know is the brand the most
[19:33]: important thing I don't know if the
[19:35]: Brand's the most important thing because
[19:36]: you can't really make a brand yeah very
[19:39]: quick brand Brands take time yeah you
[19:42]: know it's like Brands aren't promotion
[19:45]: they're not advertising it's not
[19:46]: marketing marketing is the plan for the
[19:48]: advertising or the promotion or the
[19:50]: publicity stunt or the PR but brand is
[19:53]: something seared yeah so like some
[19:56]: people some of this 16 million that
[19:59]: follow and then this other I don't know
[20:01]: 80 million or 100 more million people
[20:05]: that know me all know me for different
[20:07]: reasons yeah some people know me cuz I
[20:09]: show off my plane some people know me
[20:12]: because um I just ordered uh armored
[20:16]: humy and they're like oh my God the
[20:18]: guy's he's going to go get into the damn
[20:20]: uh bunker business right some people
[20:21]: know me because of tenx some people know
[20:23]: me cuz I'm a sales guy some people know
[20:24]: me as a marketing guy some people know
[20:26]: me as a real estate person and don't
[20:28]: know anything about all that other stuff
[20:29]: yeah some people know me because I'm in
[20:31]: a defamation suit with a guy for $100
[20:33]: million so um some people know me
[20:37]: because of what negative things other
[20:40]: people say about me on the internet yeah
[20:43]: I don't all those are Brands by the way
[20:45]: but you talk a lot you get a lot of I
[20:47]: think from the influencers that I follow
[20:49]: you get more hate than other ones and

[31:00]: cuz he doesn't need to the rents are a
[31:01]: th000 you raise them to 1,200 you'll
[31:03]: make a mil $1.2 million on that deal as
[31:06]: soon as you move the rents without doing
[31:07]: anything that's it okay so then people
[31:10]: who are first focus is like okay
[31:13]: increase your marketing make more money
[31:15]: get more customers build your network
[31:16]: hire people do all that stuff and then
[31:18]: at the same
[31:19]: time yeah put the deals put the funds
[31:22]: into these deals now if you're saying if
[31:24]: you don't have if you can't find the
[31:25]: deals just partner with people who can
[31:27]: find them right 100% no no no real
[31:30]: estate deals if we're talking about real
[31:31]: estate now I think we you're shifting
[31:33]: into real estate so no real estate is
[31:35]: owned 100% by anyone nowhere in the
[31:39]: world no one owns all the real estate
[31:42]: except maybe the
[31:43]: Vatican you know if you're dealing with
[31:45]: property taxes a bank investors you're
[31:48]: always going to have tenants the tenants
[31:51]: right the tenants are a partner in a
[31:52]: real estate deal yeah so there's no such
[31:55]: thing I thought when I started when when
[31:57]: I was 30 uh 30 years old I'm going to
[32:00]: own I'm going to be the owner it's not
[32:03]: you can't be the owner you have a bank
[32:05]: involved the most cases you have
[32:07]: property taxes involved and you have a
[32:09]: tenant so now what I do today is we take
[32:11]: on we have Partners we have uh 13,000
[32:14]: Partners in our real estate we own $4.5
[32:16]: billion doar worth of real estate going
[32:17]: to 10 billion the goal is to go to 10

[32:22]: then a 100 billion in the next 5 years
[32:25]: will be the largest apartment owner in
[32:27]: America
[32:28]: and do it with everyday people so like
[32:31]: some of your buddies that you know The
[32:33]: Syndicate deals you know many of those
[32:35]: guys are going to Big institutions to
[32:37]: get their funding that's a partner or
[32:39]: you go to to Fanny May to get a loan
[32:42]: that's a partner and then you have you
[32:43]: know 40 40 tenants those are Partners so
[32:46]: I would just tell everybody quit
[32:47]: thinking about you're going to own it
[32:49]: all think about having partners and
[32:52]: investor Partners or you be the passive
[32:56]: investor with a guy like me
[32:58]: uh how much you put in the 100 Grand
[33:00]: yeah so what are you getting every month
[33:02]: uh 500 bucks yeah a year and then at the
[33:05]: end in December I get more for some yeah
[33:07]: that's like we we we throw off a surplus
[33:10]: I thought that's a Christmas bonus or
[33:11]: something you guys get that's it so that
[33:14]: I mean so that is the formula and when
[33:15]: you talk about putting the money into
[33:18]: these deals a lot of you know that's the
[33:20]: advice like somebody will say hey just
[33:21]: go buy the real estate guy will say he
[33:23]: go buy some duplexes and triplexes and
[33:25]: or flip a deal or do the B things but
[33:28]: these things like end up taking your eye
[33:30]: off the ball in terms of now you're
[33:31]: dealing with that's another business you
[33:33]: know what I mean no that's another job
[33:35]: that's not a business okay the bur bur
[33:38]: is it Burr yeah Burr and Fix and Flip
[33:40]: all that stuff Fix and Flip these are
[33:41]: jobs don't kid yourself you're not an
[33:43]: investor if you're a fing fixing flipper
[33:45]: okay if you're doing single family homes
[33:47]: you are not an investor you are a
[33:49]: manager of a piece of property you
[33:50]: collect checks you fix the property you
[33:52]: paint it you cannot afford a
[33:54]: manager now the you're an investor with
[33:56]: me you don't paint anything you hadn't
[33:58]: even been to the properties bro yeah
[34:01]: there's no way you've been to all four
[34:02]: so this this is a good concept it's like

[38:21]: marketing but they don't close people on

[39:23]: and they trust that you you come through

[39:28]: mean they trust themselves the consum
[39:30]: the biggest problem with closing a
[39:32]: consumer is they don't trust themselves

[00:06]: born out of sheer fear I just knew I
[00:09]: need to communicate to P somebody about

[00:40]: years ago from uh one individual who I
[00:43]: read his book and saw him at a
[00:44]: conference and just started following
[00:45]: all the stuff so that is Mr Grant
[00:47]: Cardone he is a the number one sales
[00:48]: trainer in in the world New York Times
[00:50]: bestselling author media Giant on social
[00:53]: media YouTube all that stuff but he's
[00:55]: also a Real Estate Mogul I'm an investor
[00:57]: in one of his funds actually he has $4.5
[00:59]: billion in assets under management right
[01:00]: now and uh runs you know 16 plus
[01:03]: businesses and then also really cool
[01:05]: thing he has a foundation that helps
[01:08]: provide Financial education to atrisk
[01:10]: youth so thank you so much for being

[01:13]: you being here man and and uh your story
[01:14]: you know it's exciting to hear that you
[01:17]: went to an event and you're one of those
[01:20]: people in the room that actually
[01:21]: something happened yeah you know and you
[01:23]: responded to it and and uh I I know I've
[01:25]: been to things like this before listened
[01:27]: to an audio program or read that like
[01:30]: the cover of a book yeah like shifted me
[01:33]: to think different and to become
[01:35]: something you know different than what I
[01:37]: was yeah and you talk a lot about this
[01:38]: you said back in the day you had tapes
[01:41]: yeah you were listening to the same
[01:43]: tapes and just changing your inputs
[01:45]: right yeah well I had to replace the
[01:47]: tape the the the the recording that was
[01:49]: going off in my head you know
[01:52]: um with some new training and
[01:54]: information I didn't have anybody to
[01:56]: teach me or Mentor me this is pre-
[01:57]: internet you know pre phones um um
[02:00]: couldn't there was no audible there was
[02:02]: no downloads so we would buy I bought a
[02:04]: set of it was a betamax uh VHS betamax
[02:09]: big giant tape set you had to go buy
[02:11]: another three or $400 program or uh
[02:14]: machine to to play them and I would
[02:16]: watch those videos every day I paid
[02:18]: $3,000 back then that'd be like 12 Grand
[02:21]: today wow and other people thought it
[02:24]: was a scam like I remember a guy named
[02:27]: Bobby Brown that I work with
[02:29]: surprisingly enough that was his name
[02:30]: before Bobby Brown was famous but Bobby
[02:32]: Brown was the manager and he says dude
[02:34]: that's a scam that guy's making money
[02:36]: you're not going to make any money that
[02:39]: those tapes were worth hundreds of
[02:41]: millions of dollars to me because it
[02:43]: literally got me on the path from being
[02:45]: broke to having Direction and some
[02:48]: confidence and at least a Playbook yeah
[02:51]: cuz i' had been up to that point i' had
[02:52]: been basically going to work every day
[02:54]: without any kind of real direction or
[02:57]: sense of what do I do when XY Z happens
[03:01]: yeah and what's crazy is you know like
[03:02]: we talk a lot about people having that
[03:04]: shift sounds cliche at this point but
[03:07]: that's why you invest heavily in these
[03:08]: businesses I mean in these events right
[03:10]: 10x uh growth conon is is bigger than
[03:13]: ever it's not backing down like it's
[03:14]: getting bigger and so you know but what
[03:17]: I wanted to do today was like hey let's
[03:18]: get into the marketing stuff in terms of
[03:21]: how you grew those businesses what your
[03:22]: advice is to other businesses and then
[03:24]: and what we'll do to wrap up is like now
[03:27]: that we're making more money how should
[03:28]: we properly invest it because we talked
[03:29]: a little bit before the show like
[03:30]: there's a lot of conflicting advice out
[03:32]: there on on investing cool so going back
[03:35]: I just want to go real back real quick
[03:37]: 16 years we looked on YouTube last night
[03:39]: I go on YouTube I pick oldest video yeah
[03:41]: 16 years ago you started making videos
[03:43]: on YouTube so that's what years 2008
[03:46]: 20078 crash was happening exactly you're
[03:49]: talking about real estate and you were
[03:51]: talking about business and stuff like
[03:52]: that how many views were on that video
[03:53]: do you know you remember uh the first
[03:55]: one has more cuz I think people watched
[03:56]: the first but a lot of them just had
[03:58]: thousand views 10,000 views yeah and
[04:00]: then once in a while you get something
[04:01]: bigger but yeah I just want to know man
[04:04]: 2008 this is like pre- influencers yeah
[04:07]: oh yeah a term yet nobody's talking
[04:09]: about content creation content marketing
[04:12]: none of that was right what inspired you
[04:14]: to go and start making videos on the
[04:16]: internet so um you know it's interesting
[04:19]: you say that because influencer wasn't
[04:21]: around like people didn't even know what
[04:24]: an entrepreneur was really entrepreneur
[04:26]: back then me you were out of work there
[04:27]: was even a joke a bad term totally it
[04:29]: was bad term if you were a guy in a club
[04:31]: in a bar and you told the girl you're an
[04:33]: entrepreneur she's like oh he's a dead
[04:35]: beat like and the term influencer did
[04:38]: not exist let's see what did not exist
[04:40]: then Instagram did not exist Facebook
[04:42]: didn't exist YouTube was brand new and
[04:44]: nobody knew what to do with it um there
[04:47]: was no concept of viral videos that term
[04:50]: did not exist okay uh this is crazy
[04:53]: because network uh what was it called
[04:55]: what what's some of these other terms
[04:56]: network marketing NK well that was
[04:58]: around right and it was taboo um
[05:02]: crowdfunding did not exist yeah you know
[05:05]: phone look phones were just literally
[05:07]: coming out like you could not you could
[05:08]: make a phone call but you couldn't
[05:11]: download a real did not exist a live did
[05:14]: not exist like I'm just think about all
[05:16]: Audio Apps did not exist right so when I
[05:19]: saw what happened was 2008 back to your
[05:21]: question the economy had crashed I had
[05:24]: two companies and a real estate company
[05:26]: yep the two companies went from making
[05:29]: about six or seven million bucks a year
[05:31]: to like on life support maybe a million
[05:34]: dollars yeah and like literally got
[05:37]: destroyed because of 2008 the real
[05:39]: estate I owned I think at that time 234
[05:42]: units this
[05:43]: 2008 I owned 230 units a shopping center
[05:48]: um I just sold 2200 units in Tucson and
[05:51]: this is in California you were living in
[05:53]: California yeah I was living in
[05:54]: California and sold the port sold the
[05:57]: Tucson portfolio made a little money
[05:59]: there there downsized everything into
[06:02]: San
[06:03]: Diego
[06:05]: and 2008 bam crash
[06:09]: hits uh my two the first two businesses
[06:12]: were failing that's where I got my money
[06:13]: from and then I would take the money
[06:15]: from those business the first two
[06:16]: businesses and buy real estate well you
[06:18]: couldn't buy any real estate in 2009 and
[06:20]: 10 you couldn't get a loan yeah and so
[06:23]: everything was on freeze like and I'm
[06:25]: sitting here dying dude like you know
[06:27]: the most of our business with was with
[06:30]: car dealers half of the car dealers in
[06:33]: America there was 20,000 9,000 of them
[06:35]: went out of business literally in a
[06:36]: period of I don't know 15 months
[06:39]: Devastation I told my wife I said we're
[06:41]: going to go broke I was newly married
[06:42]: just uh we had a baby on the way and I
[06:45]: said this we're going to go broke dude
[06:46]: I'm telling you we're going to go
[06:47]: bankrupt so the the crazy thing is the
[06:50]: bank I owed a bank $58 million they
[06:54]: failed wow new bank comes in and calls
[06:57]: the loan cuz everything was in default
[06:59]: now
[07:00]: now and
[07:03]: uh I'm sitting here a guy named Gavin
[07:06]: visits my office and he says you should
[07:08]: get on Facebook and YouTube yeah and I'm
[07:11]: like get the F out of here dude I don't
[07:14]: have time for that I'm I'm here I'm
[07:16]: freaking sitting here drowning right
[07:19]: I've literally booted him out of my home
[07:21]: office the guy W leaves I can hear the
[07:23]: gate closed and I hear myself say you're
[07:26]: so negative you're such an old man okay
[07:29]: now at that time because I'm thinking
[07:31]: like an old guy like I don't have time
[07:32]: for that just rejected the idea
[07:35]: immediately and that is what kind of lit
[07:38]: the the light the bulb the bulb went off
[07:40]: and said you just sound like some old
[07:42]: guy rejecting the concept of a new idea
[07:46]: yeah and that has always been a warning
[07:49]: to me and so what I did was I
[07:51]: immediately that day started a Facebook
[07:53]: account and a YouTube account okay
[07:54]: myself I went in there and just figured
[07:56]: out how to do it which was daunting by
[07:58]: itself and the videos actually pretty
[07:59]: good like the quality you could hear you
[08:01]: like I don't know if you knew anything
[08:02]: about video D we knew there was no team
[08:05]: I had three people on my team we have a
[08:07]: thousand employees today yeah so we had
[08:09]: you know back then I had no clue what I
[08:12]: was doing none I just knew this was free
[08:15]: I had no money free attention it was
[08:18]: free attention and and I needed
[08:19]: attention because I was in one sector
[08:22]: right no one knew me and this is when I
[08:24]: started understanding the problem I had
[08:26]: created was I was too dependent upon too
[08:29]: small
[08:29]: audience there's a warning to everybody
[08:32]: listening like you can have a good thing
[08:34]: if you are dependent upon your audience
[08:36]: you will know it you will know it when
[08:39]: you start to feel resentment toward the
[08:41]: customer that is actually paying you
[08:43]: like if you've ever like there's a big
[08:45]: car convention in town 15 years ago I
[08:48]: resented these car dealers because I was
[08:50]: dependent upon the car dealer yeah and
[08:53]: and I needed their money so bad and so
[08:56]: when they pay
[08:57]: me um it was a weird kind of phenomenon
[09:00]: but when they paid me I was like they
[09:01]: were never grateful never happy about it
[09:03]: I never gave them enough value they
[09:05]: always wanted a deal they you know and
[09:07]: and so I I would resent the business it
[09:10]: wasn't because of them it was because I
[09:12]: was dependent upon them and I knew that
[09:14]: and that's a good thing because I
[09:15]: noticed a lot of people who we see at
[09:17]: these events that we coach and Mentor
[09:19]: they're mad at their the people that
[09:21]: refer them business they talk [ __ ] about
[09:22]: the customer ex the the people that send
[09:25]: them deals the builders all these kinds
[09:27]: of things it's almost like a tell it is
[09:29]: that you don't have enough customers you
[09:31]: don't have enough business right and so
[09:33]: that's a great Point um so then you
[09:35]: started doing this stuff the content and
[09:38]: and at what point did like you say okay
[09:41]: I'm going to flip the switch and go big
[09:43]: cuz you know in 10x like rule when
[09:45]: you're talking about that you were doing
[09:46]: media you talked about just the volume
[09:48]: of output that you guys were doing even
[09:50]: back then 10 years ago yeah but but
[09:52]: there was no plan here right so there
[09:53]: was just there was just you know you
[09:56]: said something we when we sat down today
[09:58]: about you guys are built different yeah
[10:01]: and this was all fear-based like there
[10:04]: there there was no intelligence here I
[10:07]: know I don't want anybody to think oh
[10:08]: Grant Cardone had this idea that he was
[10:10]: going to become a
[10:11]: marketing
[10:13]: um whatever phenomen on the internet
[10:17]: like this was not a plan this was born
[10:20]: out of sheer fear like I need to
[10:23]: communicate to somebody about something
[10:25]: and hopes that somebody runs into my
[10:27]: material and I just knew that I had no
[10:30]: one knew me and if no one knows
[10:34]: you if you're if you're the Tarzan of
[10:37]: the Jungle and you're by yourself you're
[10:40]: just okay big deal nobody knows you
[10:42]: there there's no nothing going on and I
[10:44]: was this giant in a small industry and
[10:47]: when that industry failed I could I
[10:49]: couldn't take care of my family yeah so
[10:51]: it's like uh visibility beats ability
[10:53]: yeah exactly like you could be really
[10:55]: good at that one thing but it doesn't
[10:57]: matter best known beats best and and
[10:59]: that's what I wasn't spending money in
[11:01]: advertising we weren't buying ads uh we
[11:04]: we knew no one knew me outside of the
[11:06]: industry there was me and another guy in
[11:08]: this one in the automotive industry that
[11:10]: were kind of the the leaders he spent
[11:12]: more money than I did I spent no money
[11:14]: on Advertising I was buying real estate
[11:16]: yeah and he would he would double down
[11:17]: his business so he was always a little
[11:19]: bigger than me that makes sense so then
[11:21]: and then one thing like when I said
[11:22]: built different you know it's not not
[11:25]: really uh it's kind of like when I would
[11:27]: see all the things you do and how they
[11:28]: get big and bigger you're like I'm going
[11:30]: to do a fund all of a sudden there's
[11:32]: billions of dollars in this fund it
[11:33]: ain't like this is not small boy stuff
[11:35]: you know what I mean like so I feel like
[11:37]: but it all started out small Right
[11:39]: started off just one deal right yeah
[11:40]: yeah so it started out you know started
[11:43]: out one industry you know and then we
[11:45]: took it and just today we're probably in
[11:47]: I don't know 30 30 or 40 Industries
[11:49]: today yeah and I think this is the
[11:50]: problem people have a you know they look
[11:51]: at people like yourself and they're like
[11:53]: I want to do what Grant's doing I want
[11:54]: to do this they want to go have a jet to
[11:57]: they want the plane today you know but
[11:58]: like let's go back to what you were
[11:59]: doing then and you're posting videos and
[12:01]: trying to buy you know trying to get
[12:02]: known in your market and trying to get
[12:04]: know off out of my home yeah okay we had
[12:07]: three employees all of which except for
[12:09]: one of them
[12:10]: was useless no Rolls-Royce no nothing
[12:14]: there was no rolls bro you kidding me
[12:15]: there was an old Hummer it was a it was
[12:17]: a eight-year-old Hummer um the there was
[12:21]: no office there's no Grant Cardone
[12:23]: there's no logos there's no 10x there's
[12:26]: no books uh there's no plane I'm flying
[12:29]: commercial yeah and I'm flying coach I'm
[12:32]: not asking anybody to feel sorry for me
[12:33]: or cry but like you know even when I'm
[12:37]: making a couple million bucks a year but
[12:39]: I'm not spending it yeah I'm burying all
[12:41]: of it in real estate which you can't get
[12:43]: to you can't get to the money it's
[12:45]: locked up it's locked up uh I'm you I'm
[12:47]: trading Marriott points to stay places
[12:51]: I'm traveling 250 days of the year
[12:54]: knocking on doors cold cold doors trying
[12:57]: to build a business I still I still a
[12:59]: lot of that stuff today yeah right so we
[13:01]: come to Vegas I'm doing this event
[13:02]: tonight speaking at this the dinner
[13:04]: tonight but we then we start stack it
[13:07]: with a bunch of other stuff around it
[13:08]: right so that we're not you guys packed
[13:10]: the whole day today yeah exactly so
[13:11]: we're not depending on one thing and
[13:13]: this is the unfortunate thing
[13:15]: entrepreneurs do they just underestimate
[13:17]: the
[13:18]: effort required to actually get success
[13:22]: yeah and then once they get a little bit
[13:24]: then they take off I didn't anytime I'd
[13:26]: get a little something going I just lean
[13:28]: into it yeah and try to get more out of
[13:31]: it and you talked like I mean I know you
[13:32]: had a history with drugs and then you
[13:34]: got over it but like now your drug of
[13:36]: choice is this right success 100% you
[13:39]: know I put the switch on the on the
[13:41]: rather than using drugs I'm like okay
[13:42]: I'm going to go use work which I think
[13:45]: you know a job is just a really
[13:48]: really very important thing for people
[13:50]: to have I've seen people I was writing
[13:52]: uh I was writing a post on X this
[13:55]: morning about you know when you when
[13:57]: somebody loses their post or their job
[13:59]: or their purpose D they decline so their
[14:02]: health declines their mental abilities
[14:03]: decline they get envious and jealous of
[14:06]: other people and so I just pushed all
[14:08]: that energy that I had that problem I
[14:10]: had with drugs and pushed it into to
[14:12]: becoming a good salesperson and then a
[14:14]: good manager and then a good coworker
[14:16]: and then I started learning about
[14:18]: Finance in the Auto industry became you
[14:20]: know just obsessed with that yeah and
[14:23]: then I just throw myself into it dude
[14:25]: and try to do 10 times more than
[14:27]: everybody else and uh and it works
[14:30]: that's it it's gonna work some at some
[14:32]: point it's gonna click yeah and I think
[14:34]: a lot of people if you're on that
[14:35]: Journey like you know you you just need
[14:37]: to do more you know a lot of times
[14:39]: people are like what do I do and they'll
[14:41]: tell us what's working why don't we just
[14:43]: do more of that you know what I mean
[14:44]: like I'm doing content and then if I
[14:47]: showed you how much content produce I
[14:49]: know what you're going to say you need
[14:50]: to do more like you need to push out
[14:52]: more content and uh cuz it's working
[14:54]: right so it's just a matter of ramping
[14:55]: it up so uh right now when you're
[14:58]: looking at the future and you guys are
[15:00]: still I mean you got Studios you got I
[15:01]: think you just launched a TV show y y TV
[15:03]: network yeah TV Network and and all
[15:05]: these different things in the media
[15:07]: space right are you still looking at
[15:09]: media as a big opportunity as we're in I
[15:12]: mean you know 15 years later yeah look I
[15:14]: mean you know uh I we 16 million people
[15:17]: follow me we think there's another 10 10
[15:19]: times that maybe eight to 10 times that
[15:21]: that know my name yeah on social
[15:23]: platforms but how many people live in
[15:25]: India 1.3 billion billion yeah yeah I
[15:28]: mean nobody knows me
[15:29]: yeah you think about worldwide what was
[15:31]: America 300 and something million people
[15:33]: yeah 330 million people that are you
[15:35]: know you know they
[15:37]: are have obesity and yeah and and and
[15:41]: like completely like many of which are
[15:44]: given up on the whole game like there's
[15:46]: other countries that are like completely
[15:50]: committed to the bag and the game and
[15:52]: success even more so than Americans
[15:54]: today so you know our goal is to get to
[15:57]: educate people around the world through
[15:59]: entertainment but the Channel's 10x
[16:01]: Studios on YouTube and we're producing
[16:05]: four TV shows there this year uh real
[16:07]: estate King undercover billionaire
[16:09]: behind the scenes uh how to get rich in
[16:12]: America what's the other one Jared a
[16:14]: rise and fall of American companies
[16:15]: where I tell people okay this is what
[16:17]: they did right this is what they did
[16:19]: wrong um the Great American speak off is
[16:22]: a fifth show we're working on looking
[16:23]: for the next great yeah I saw an email
[16:25]: from Pete Vargas on that yeah um and
[16:28]: there's one other Jared what are we
[16:29]: working on there was one other show
[16:31]: we're working on whatever it takes oh
[16:33]: yeah I'm bringing back another show
[16:34]: called whatever it takes and turnaround
[16:36]: King so we got that happening this year
[16:38]: yeah uh because because people want to
[16:40]: be entertained I mean that's not going
[16:41]: to go away yeah and education's failing
[16:45]: people so if we can combine
[16:47]: entertainment and education and start
[16:49]: telling stories about entrepreneurs that
[16:51]: have been successful that
[16:53]: maybe uh CNBC won't cover yeah you know
[16:56]: your story is going your story would be
[16:59]: a very compelling story to tell to
[17:01]: people how you actually made it yeah and
[17:03]: that's what I found is my kind of Rags
[17:06]: to Riches or whatever and it's not that
[17:08]: crazy I mean many people have had a
[17:10]: similar story but that's my number one
[17:11]: asset in marketing you know what I mean
[17:13]: like I talk about that story and people
[17:15]: want to work with you yeah and so it's
[17:17]: just about putting it out there so you
[17:18]: know when you talk about um you know
[17:21]: putting out so much media and you guys
[17:22]: are doing it at this high level like
[17:24]: what's the goal the goal is just to get
[17:26]: more attention just become known to even
[17:27]: more people than you already are and
[17:29]: then then is that and then is it you
[17:31]: have the goal is to get more people to
[17:33]: invest in the funds or is it or is it
[17:34]: just to get the attention no number one
[17:38]: you know when I'm going to go back and
[17:39]: and say 2008 9 and 10 there was no plan
[17:42]: in 2020 there was still no plan oh
[17:44]: really no like four years ago in fact
[17:47]: four months ago there was no plan so at
[17:49]: the end of 2023 we still didn't like
[17:51]: just keep doing what we were doing
[17:53]: dumping lots of content but in
[17:56]: reality we have failed
[17:59]: as a
[18:01]: company compared to what the
[18:04]: Strategic um way to drop content in
[18:08]: right yeah like you do an interview like
[18:09]: you you're similar to me I'm I'm just
[18:11]: going to do the interview right but we
[18:12]: missed all the thumbnails we missed yeah
[18:15]: the the the the uh the big p the the big
[18:18]: clickbait stuff you know the titles and
[18:21]: we just go into a lot of stuff I'm we're
[18:23]: going to stop doing that this year yeah
[18:25]: and we're going to get much more what's
[18:27]: the word intention
[18:29]: intentional about the videos about the
[18:31]: content um that's why we're pushing
[18:33]: everything off my YouTube channel onto
[18:35]: 10x Studios yeah you talk about
[18:36]: thumbnails Mr Beast they test like 200
[18:38]: thumbnails like before they yeah I mean
[18:40]: I've never tested 200 but and um but
[18:46]: that being said it has worked I mean
[18:47]: we've raised one point almost $1.3
[18:49]: billion over the Internet for Cardone
[18:51]: Capital we sold a billion $1.2 billion
[18:54]: dollar worth of products and services
[18:56]: over the Internet tickets books digal
[18:59]: download would you say that the
[19:01]: investment in your personal brand has
[19:03]: been your the highest Roi I mean not I
[19:06]: or is this real estate now right as
[19:07]: you've got into the
[19:09]: fund well all the businesses work
[19:12]: together there's not a business that you
[19:14]: know they all sit on a hand so if I move
[19:17]: my pinky my thumb's going to respond
[19:19]: they're not these businesses aren't
[19:21]: separated so uh 10x right if I'm rocking

[31:03]: make a mil $1.2 million on that deal as
[31:06]: soon as you move the rents without doing

[31:10]: who are first focus is like okay
[31:13]: increase your marketing make more money
[31:15]: get more customers build your network
[31:16]: hire people do all that stuff and then
[31:18]: at the same
[31:19]: time yeah put the deals put the funds

[31:24]: you don't have if you can't find the
[31:25]: deals just partner with people who can
[31:27]: find them right 100% no no no real
[31:30]: estate deals if we're talking about real

[31:33]: into real estate so no real estate is
[31:35]: owned 100% by anyone nowhere in the
[31:39]: world no one owns all the real estate
[31:42]: except maybe the
[31:43]: Vatican you know if you're dealing with
[31:45]: property taxes a bank investors you're
[31:48]: always going to have tenants the tenants
[31:51]: right the tenants are a partner in a
[31:52]: real estate deal yeah so there's no such
[31:55]: thing I thought when I started when when
[31:57]: I was 30 uh 30 years old I'm going to
[32:00]: own I'm going to be the owner it's not
[32:03]: you can't be the owner you have a bank
[32:05]: involved the most cases you have
[32:07]: property taxes involved and you have a
[32:09]: tenant so now what I do today is we take
[32:11]: on we have Partners we have uh 13,000
[32:14]: Partners in our real estate we own $4.5
[32:16]: billion doar worth of real estate going
[32:17]: to 10 billion the goal is to go to 10

[32:22]: then a 100 billion in the next 5 years
[32:25]: will be the largest apartment owner in
[32:27]: America
[32:28]: and do it with everyday people so like

[32:33]: Syndicate deals you know many of those
[32:35]: guys are going to Big institutions to
[32:37]: get their funding that's a partner or
[32:39]: you go to to Fanny May to get a loan

[32:43]: know 40 40 tenants those are Partners so
[32:46]: I would just tell everybody quit
[32:47]: thinking about you're going to own it
[32:49]: all think about having partners and
[32:52]: investor Partners or you be the passive
[32:56]: investor with a guy like me
[32:58]: uh how much you put in the 100 Grand
[33:00]: yeah so what are you getting every month
[33:02]: uh 500 bucks yeah a year and then at the
[33:05]: end in December I get more for some yeah
[33:07]: that's like we we we throw off a surplus
[33:10]: I thought that's a Christmas bonus or
[33:11]: something you guys get that's it so that
[33:14]: I mean so that is the formula and when
[33:15]: you talk about putting the money into
[33:18]: these deals a lot of you know that's the
[33:20]: advice like somebody will say hey just
[33:21]: go buy the real estate guy will say he
[33:23]: go buy some duplexes and triplexes and
[33:25]: or flip a deal or do the B things but
[33:28]: these things like end up taking your eye
[33:30]: off the ball in terms of now you're
[33:31]: dealing with that's another business you
[33:33]: know what I mean no that's another job
[33:35]: that's not a business okay the bur bur
[33:38]: is it Burr yeah Burr and Fix and Flip
[33:40]: all that stuff Fix and Flip these are
[33:41]: jobs don't kid yourself you're not an
[33:43]: investor if you're a fing fixing flipper
[33:45]: okay if you're doing single family homes
[33:47]: you are not an investor you are a
[33:49]: manager of a piece of property you
[33:50]: collect checks you fix the property you
[33:52]: paint it you cannot afford a
[33:54]: manager now the you're an investor with
[33:56]: me you don't paint anything you hadn't
[33:58]: even been to the properties bro yeah

[38:10]: they're going to have a life-changing

[38:15]: weren't buying it so what I found is
[38:16]: like sales is still vital to this whole
[38:18]: thing and I feel like a lot of people
[38:20]: just let it go like they do the
[38:21]: marketing but they don't close people on
[38:23]: working with them so can you talk like
[38:26]: about that part like you pretty
[38:27]: aggressive with the sales stuff yeah

[38:34]: organization and then we don't leave it

[39:17]: at the event and we sell every event
[39:20]: every event is over that's brand well
[39:23]: and they trust that you you come through
